This homeowner is determined to make his home as Planet-Friendly as possible
When Steve Rizzone set out to build a new custom home on a hillside lot in Newport Beach, California he wanted to “walk the talk” about living green by building the most environmentally-friendly home possible.
It took five years of planning by Mr. Rizzone and his architects and builders to produce a home that is both solar powered – 168 solar panels producing 36 Kw of self-sufficient energy – and meticulously detailed and designed using the most stringent standards from the U.S. Green Building Council that developed and rates LEED buildings.
Premier Power Renewable Energy, Inc., worked for three years with Mr. Rizzone and designer and engineers to meet all the local and U.S. codes for the home. As well, since Mr. Rizzone insisted on maximum sustainability, only local or U.S. products were used in the construction of the home including Sharp solar panels manufactured in the U.S.
LEED is the highest standard for Green Building in the U.S.
According to the USGBC: “The LEED green building certification program encourages and accelerates global adoption of sustainable green building and development practices through a suite of rating systems that recognize projects that implement strategies for better environmental and health performance.
“LEED is a third-party certification program and the nationally accepted benchmark for the design, construction and operation of high-performance green buildings. LEED gives building owners and operators the tools they need to have an immediate and measurable impact on their buildings’ performance. LEED promotes a whole-building approach to sustainability by recognizing performance in five key areas of human and environmental health: sustainable site development, water savings, energy efficiency, materials selection and indoor environmental qualit
Who uses LEED?
“Architects, real estate professionals, facility managers, engineers, interior designers, landscape architects, construction managers, lenders and government officials all use LEED to help transform the built environment to sustainability. State and local governments across the country are adopting LEED for public-owned and public-funded buildings; there are LEED initiatives in federal agencies, including the Departments of Defense, Agriculture, Energy, and State; and LEED projects are in countries worldwide, including Canada, Brazil, Mexico and India.”
Some of the construction elements of the project with an environmental impact include:
Steel and concrete construction vs. standard wood frame
Building envelope components are EIFS (exterior insulation finish system) over steel framing
Class “A” cool roof
Mold proof “Densarmor” fiberglass gypsum board used throughout the house
Low voltage LED lighting throughout the house
Energy Star appliances installed throughout the house
Apple Computer based “SAVANT” system integrates and controls all lighting, security, shading, HVAC, communication and video functions (example: all full size windows have sun shades that are programmed to deploy according to the time of day and movement of the sun)
Runoff water collected, stored and recycled for irrigation
All landscaping features low water requirements and is irrigated by a drip system
Use of synthetic woods and woods harvested from controlled forests for decorative purposes
The design, materials selection and installation processes focused on energy efficiency resulted in a project that exceeds Title 24 (State of California mandated energy conservation measures) by 62.9%
